This project employees a small run of 6-inch gravity within the public right-of-way, transitioning to private 6-inch gravity within the project boundary. The public portion will be owned and maintained by the CFPUA and the private portion will be owned and maintained by the project HOA (note the included Developer's Operational Agreement). Enclosed for your review are both completed FTA 04-16's (one public and one private) and the FTSE, as provided by CFPUA. Project Summary: Summer Hill Trace will be a 9-lot, single family minor subdivision within the Sunset Park area of Wilmington, NC. It is anticipated homes will be site constructed, three bedroom structures. Wastewater will be collected via an onsite 6-inch gravity system (private) and flow to the existing 6- inch main running along Waddell Street through a new 20-foot run of 6-inch gravity on the public system.. Connection to the main will be made with a new 4-foot manhole meeting CFPUA standards. Additionally, a 6-inch cleanout will be placed within 18" of the right-of-way to facilitate demarkation of the transition from public to private responsibility. Anticipated Wastewater Flows: 9 Units x 360 gpdpu = 3,240 GPD. As such, we request a variance for these approximately 20 linear feet of 6-inch gravity sewer. This area of Wilmington is essentially built out and, with regards to the subject site; no additional vacant land is available to force extension of this smaller diameter main in the future. Coupling these reasons with the fact that anticipated flows from the proposed project are minimal, as noted, we feel that 6-inch sewer is warranted and, therefore, make this variance request.
