The following is our comment response letter addressing comments received from NCDEQ on July 6, 2018. Each comment is addressed and responded to as follows: Comment 1: Please submit a copy of the most recent deed to verify ownership of the site Noted Comment 2: Please complete and submit a supplement E form for the wet pond. Noted Comment 3: Please complete and submit a high density residential subdivision deed restriction form Noted Comment 4: General MDC 9 requires all SCMs and associated maintenance accesses on privately owned land except for those located on single family residential lots to be located in permanent recorded easements. Please revise the plan to show the easement. Response 4: Easement has been added to plans. See sheet C-303 for easement location Comment 5: The two wet pond details on sheet C404 show different crest elevations for the forebay berm (624.5 vs 623.5). Please revise the details to correct this discrepancy. Response 5: Both wet pond details referring to crest elevation of forebay have been updated to match (624.5) Comment 6: The average depth of the permanent pool, when calculated using the methods found on pg 8 of the SDM Wet Pond Chapter (C-3) is below the minimum average depth of 3 feet. Response 6: Because shelf is being included in average depth calculation, equation 2 was used. See calculation on stage-storage calculations in stormwater report. Minimum average depth of 3 feet achieved by lowering main pool bottom elevation. Comment 7: The incremental storage in the wet pond main pool between el 622.5 and el 623.5 was calculated incorrectly. Response 7: Incremental storage calculations corrected, see stormwater report. Comment 8: The SA/DA ratio used in the calculations was incorrect. Response 8: SA/DA ratio corrected. See stormwater report for calculations. Average depth calculated to be 3.0 feet. Therefore, at 65% impervious cover, SA/DA ratio is 2.30. Comment 9: On the landscaping plan, please specify that the dam structure, including front and back embankment slopes shall be vegetated with non-clumping turf grass and that trees and woody shrubs shall not be allowed. Response 9: Maintenance access road leading to pond OCS labeled as gravel (see wet pond detail sheet). Landscaping note added to applicable area(s), see sheet L-2 for detail.
