THIS DEED, made this the 30th day of July, 2018, by and between
GRANTOR: The Hillshire Brands Company, a Maryland corporation
whose mailing address is 2200 W. Don Tyson Parkway, Springdale, Arkansas 72762 (herein referred to
as Grantor) and
GRANTEE: KSLB Holdings, LLC, a Delaware limited liability company,
whose mailing address is 1 Tower Lane -Suite 600, Oakbrook Terrace, IL 60181, Attn: Jeff Gronbeck
(herein referred to as Grantee)
WITNESSETH:
For valuable consideration from Grantee to Grantor, the receipt and sufficiency of which is hereby acknowledged,
Grantor hereby gives, grants, bargains, sells and conveys unto Grantee in fee simple, subject to the Exceptions and
Reservations hereinafter provided, if any, the following described property located in the Town of Tarboro, County of
Edgecombe, State of North Carolina, more particularly described on Exhibit A.
Said property having been previously conveyed to Grantor by instrument(s)
recorded in Book 1173, Pages 702, 704,
7D6, 7D8, 710, 712 and 714 and Book 998, Page 699, less and except that property conveyed to United Refrigerated
Services, Inc. by instrument recorded in Book 998, Page 713, less and except that property conveyed to the County of
Edgecombe by Book 1035, Page 850, less and except that property conveyed to the Town of Tarboro by instrument
recorded in Book 1344, Page 14.
All or a portion of the property herein conveyed does not include the primary
residence of a Grantor.
TO HAVE AND TO HOLD, the aforesaid real estate, together with all appurt
enances and hereditaments there unto
belonging or in any way appertaining unto Grantee, its successor and assigns in fee simple forever;
AND Grantor does hereby warrant that Grantor has done nothing to impair the title as received by Grantor and that
Grantor will warrant and forever defend the title against the lawful claims of all persons claiming by, through, or under

(3) Six (6) foot high chainlink fence from the subject property protrudes +/_ 28 feet onto the adjoining

(5) There are numerous temporary, permanent slope and permanent general easements that vary

(8) There is a 0.02 acre overlap with Deed Book 1633, Page 429 at the Northeast corner.
(9) Walkway from the building on the subject property connects to the building located on the
adjoining "Tract 1 B" along the West line.
(10) Chain link fence protrudes and intrudes onto the adjoining property along the West line.
