Programmatically, the tenant requires a minimum auto parking count of 2,500 spaces for this type of facility. When that number can’t be reached for a certain site, they decide on a case by case basis whether or not they want to move forward with their investment in the location. At our site on Tuckaseegee Rd, we are already slightly under the 2,500 space requirement. If we had to reduce the number of parking spaces further, it would likely prevent the project from moving forward. Below is a summary of the projected employee count and shift schedule for the building. The period when day shift is leaving and night shift is arriving is when they see full or overutilization of the auto parking lot.
