The Property
LYING AND BEING in the City of Winston-Salem, Winston Township, Forsyth County,
State of North Carolina, and beginning at an iron stake in the northeastern right of way line of
Indiana Avenue, said iron stake being the southernmost corner of Lot No. 74 as set out upon the
hereinafter referenced plat; and running thence along the northeastern right of way line of
Indiana Avenue North 41 ° 18'45" West 1,150.00 feet to an iron stake, said iron stake being the
southernmost comer of that tract now or formerly owned by Paul F. Martin (see Deed Book 1040
at Page 1712, Forsyth County Registry); thence along the southern boundary line of Martin,
North 481 40' East 308.42 feet to an iron stake, said iron stake being the easternmost corner of
Martin; thence along the southwestern right of way line of Southern Railway and the
northeastern boundary line of a portion of Lot No. 82 and all of Lot No. 81, 80, 79, 78, 77, 76, 75
and 74, all as shown upon the hereinafter referenced map, the five (5) following courses and
distances; along a curve to the right, a chord course and distance of South 580 24'05" East
237.70 feet to a railroad spike; continuing along a curve to the right, a chord course and distance
of South 510 33'28" East 237.59 feet to an iron stake; continuing along a curve to the right, a
chord course and distance of South 44° 21' 05" East 262.96 feet to an iron stake; continuing

North Carolina, sante containing 10.963 acres, more or less, and being that same property
surveyed and platted by Larry L. Callahan, R.L.S. on the 22nd day of January, 1988, and being
further known as Tax Lot Nos. 82A, 81, 80, 79, 78 and 77, Tax Block 961, and Tax Lot Nos.
101, 75 aud74, Tax Block 963 as set out upon the tax maps in the Office of the Forsyth County
Tax Supervisor, as said tax maps are presently constituted.
The above being the same property conveyed to llco Unican Corp. by deed from StewartWamer
Corporation dated February 3, 1988, recorded in Book 1633, Page 0873, Forsyth County
Registry.
