SummarySTORMWATER MANAGEMENT SUMMARY FOR REAFIELD Rea Road Union County, NC George Macon Reafield, LLC 2400 South Blvd Suite 300 Charlotte, NC 28203 Date: 08.18.17 Project No: 16-115 2 DEVELOPMENT SUMMARY The site is located on Rea Road in Union County, NC, roughly 0.4 miles northwest of the intersection of Rea Road and Tom Short Road. The 8.68-acre site currently consists of open vegetated area with some trees and is zoned as PUD6-B2. The adjacent parcels are a single-family residential subdivision, a day care, and an undeveloped parcel. McBride Branch runs along the southwest property line and the entire site is sloped downward from the roadway towards the creek. PROPOSED DEVELOPMENT The proposed development of the site includes four commercial buildings and associated parking lots. The estimated build-upon area, including the concrete, asphalt, and buildings, is 71.6%, based on the drainage area of 4.3-acres. The storm drainage system will be installed in order to capture all on-site runoff and route the stormwater to the sand filter dry detention pond. The pond has been designed to treat the 1-inch water quality volume and attenuate the 10- and 25-year peak flow rate. The stormwater will then be discharged along the existing slope where it will flow into the creek. A riprap apron has been designed in order to avoid erosion issues.
