Union County, North Carolina" recorded In Plat Cabinet N, File 480 In the Union County Public Registry.
TOGETHER WITH all those certain easements appurtenant to and benefitting the Property as created and set
forth in that certain Declaration of 40' Access Easement and Utility Easements recorded in Book 5598 at
Page 882 of the Union County Public Registry.
Said property having been part of the property previously conveyed to Grantor by Grantee by instrument recorded in
Book 1491, page 244 In the Union Pubic Registry.
All or a portion of the property herein conveyed does not Include the primary residence of a Grantor.
TO HAVE AND TO HOLD unto Grantee, together with all privileges and appurtenances thereunto belonging, in fee
simple, subject to the Exceptions and Reservations hereinafter and hereinabove provided, If any.
And Grantor hereby warrants that Grantor has done nothing to impair the title as received by Grantor and that Grantor
will forever warrant and defend the title against the lawful claims of all persons claiming by, through or under Grantor.
This conveyance is made subject to the following exceptions (collectively, the'Permitted Exceptions*):
