Please review and call with any questions. BSC group provided impervious area onsite as well as offsite within the drainage area just in case you needed it, so I've sent it along in this package. I'm assuming the project is designed such that all drainage is collecting at the_ _south end of the site because the drawings indicate I large drainage area. I discussed DWQ's requests with the project engineer before they provided information and mapping, so hopefully this is all you need. Please re-submit your site plans on full plan sheets at a scale of no smaller than 1"=50' with topographic contours shown. RESPONSE: Three sheets of 1"=50' plans provided of future development showing roads, driveways, lots and townhomes - showing that all proposed development is out of wetlands, except for the one roadway and bridge crossing the wetlands as detailed on the 11" x 17" sheets. Master Plan and Overall Drainage Area Plan show the existing and future development, and the adjacent off-site drainage area. 2. Please provide building envelopes for all lots with wetlands and/or streams on the site plan. RESPONSE: Building envelopes/setbacks for single family lots around wetlands are shown indicating no impacts. Also townhomes and driveways around wetlands are shown indicating no impacts. 3. Please indicate proposed lot layout as an overlay on the site plan. RESPONSE: Lot layouts and townhomes are shown. 4. Please indicate all proposed stream or wetland driveways crossings on your plan sheet (including future proposed). RESPONSE: No stream impacts proposed. Only wetland impact proposed is that at the future road and bridge crossing, with 5505 SF of impact. 5. Please indicate and enumerate all stream impacts including all fill slopes, dissipaters, and bank stabilization on the site plan. RESPONSE: No stream impacts nor filling is proposed. 6. Please indicate and enumerate all wetland impacts including fill slopes on the plan. RESPONSE: Only wetland impact proposed is that at the future road and bridge crossing, with 5505 SF of impact, with approximately 540 CY of soil fill at bridge ends. 7. Please locate all isolated or non-isolated wetlands, streams, and other waters of the State as overlays on the plan. RESPONSE: All wetlands, streams and waters (ponds) are shown as delineated and surveyed. 8. Please provide an inventory of imperviousness surfaces in each drainage area. The inventory should include all proposed building footprints, roads, driveways, sidewalks, gravel-surfaced areas, amenity areas, etc. A Stormwater Management Plan (SMP) must be provided for any drainage area that exceeds 24 percent imperviousness. For each BMP, provide a completed BMP Supplement Form with all the required items (see http://h2o.enr.state.ne.us/su/bmp forms.htm). Per NCAC 2B 15A: 02H1000, a "drainage area" is defined as "the entire area contributing surface runoff to a single point." RESPONSE: Impervious areas within the drainage area for both the existing and future development of Mid South Club are tabulated on the Master Plan. Existing development is at 18% imperviousness, with future development at 14%. The attached Overall Drainage Area plan shows the limits of drainage areas with contours, with an ortho plot of the area showing homes, streets and development. Off-site development (the surrounding areas of homes, streets, school, golf course and undeveloped areas) that are within the drainage area is tabulated on the attached spreadsheet indicating only 8% imperviousness. With the overall imperviousness at such low percentages, no Stormwater Management Plan nor BMP's are proposed.
