Project Narrative — Construction Sequence
The CF Steel project involves site improvements to develop a manufacturing facility. The project site is
located off Old Camden Road, Midland, Cabarrus County, NC. Project property includes 5.43 acres
zoned for industrial use. The site consists of mostly gentle slopes with some generally flat areas that
primarily drain South to an unnamed tributary to Far Branch. There are no impervious areas on site.
The project will disturb approximately 5.09 acres during construction and will include:
1. Removal of enough vegetation to install erosion control measures
2. Installation of erosion control measures
3. Removal of remaining vegetation
4. Perform bulk grading and temporary seeding
5. Building erection
6. Install driveway/ parking stone base and perform finish grading
7. Install concrete surfaces and asphalt.
8. Install stone base and fencing in rear.
9. Install seeding, mulching, and landscaping.
10. Removal of erosion control measures and stabilize site (site shall be stabilized as shown on the
stabilization timeframe table on the plans).
Impervious area added during construction will result in a net increase of 1.27 acres over
preconstruction conditions. The gravel area in the rear of the property will be limited to the dimensions
shown on the plans so that low density thresholds are not met. The remaining fenced area will remain
as grass cover. Construction is expected to begin in August 2017. The anticipated duration of
construction is approximately 10 months. The proposed project has been designed as a low density
project. No curb and gutter is used for this project; therefore, no point discharges are created.
Stormwater runoff is conveyed via drainage swales to existing vegetative channels. Wetlands are
existing on the site and the project will impact 0.08 acres of the wetlands. Final 401/404 permits are
near approval.
