Description of Development: The project will consist of a 60 lot (single family) subdivision, served by public water and sanitary sewer. The roads will be built to NCDOT standards, with subsequent drainage. Drainage Area #1 will have 41 single family residential lots. Drainage Area #2 will have 19 single family residential lots.. The entire project collectively, and Areas #1 & #2 individually, will have less than 24% impervious area. The DWQ 401 Section has classified Area #1 (only) as a High Dens' Area and has, therefore. required a BMP to handle this drainage basins storm drainage collection s sV tem. V Page 2 of 2 Stormwater Impact: There will be no stormwater impact to surrounding properties. Infrastructure is being installed to handle off-site stormwater discharge. There will be no impact to the downstream property, in that a wet-detention pond (based on 90% TSS removal), will be installed to control the post- development stormwater discharge rate to the pre-development discharge rate. Stormwater Management System: A Wet-Detention Pond (90% TSS Removal) is being utilized to handle the storm drainage system discharge. Lots 27 - 46 are not being diverted to the wet-detention pond, in that each lot will have at minimum of a 35' buffer to the rear of each lot.
