The proposed development at the Middleton Townes site consists of 38 residential lots.
The site is approximately 8.9 Acres and is bounded on all sides by agricultural and residential
land. Slopes on the site vary from approximately 14%.
Stormwater runoff flows primarily South to North. During construction, runoff will be
conveyed to a temporary sediment basin via diversion berms and a stormwater piping network
appropriately sized to handle the flow. The basin will be converted into the proposed wet
detention pond upon completion of site development. The wet detention pond is designed per
NCDEQ Standards. Proposed overall impervious percentage is calculated at 35.5%, however,
for SADA calculations 40.0% impervious was used. Runoff will flow into a forebay via a
system of reinforced concrete pipe as well as grassy swales. The forebay will empty via a
spillway into the main pond. The Pond is constructed to draw down within the prescribed
timeline of two (2) to five (5) days. The Pond will release excess volume via an emergency
spillway. The emergency spillway is designed for a 100 yr storm.
The soil types for the site are NoA (Norfolk Loamy Sand), NoB (Norfolk Loamy Sand),
and Ly (Lynchburg sandy loam). The wet detention pond is located in primarily existing Ly
soil type in a natural low on the project which currently has poor drainage off of the property.
This area will be filled in order to provide positive drainage through the detention pond and off
of the site. Post -construction runoff will not exceed pre -construction runoff for the 1 -year storm
event.
