3a. Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of
this application:
The subject property is a 7.11 acre parcel located north of Main Divide Drive and approximately
400 feet southwest of the intersection of Main Divide Drive and Fern Hollow Trail in the Bowling
Green Subdivision in Wake Forest, North Carolina. It is the last phase of the subdivision to be completed.
Currently, the site is mostly wooded with a river buffer to the west. Existing single family use is located to the
east and west with undeveloped land to the north. A portion of the site has been cleared and graded, but a
majority of the site is still wooded. 812 linear feet of existing 8" DIP sewer is located along the northern and
western propert lines.

1. Avoidance and Minimization
1a. Specifically describe measures taken to avoid or minimize the proposed impacts in designing project.
This design, in particular, limits the area of disturbance and environmental impacts in the most achievable
manner, by preserving aquatic life, habitat, and protecting water quality. The proposed impervious area was
minimized by utilizing existing Main Divide Drive to front Lots 14-25. The project's extensive use of retaining
walls minimized impacts and addressed grading challenges associated with the existing topography,
