Of particular concern are three lots shown on the Southwest border of the Forge Cove subdivision that access Hunting Club Road. Our objections relate to the potential devastation and destructive impact upon the ecology, endangered species, vegetation and pristine nature of the Sutton Creek Stream as it flows along side Hunting Club Road into our weirs and lake. We do not see in this application where it addresses the impact upon the Sutton Creek Stream nor any notations of a similar 30foot setback that Forge Cove affords lesser streams within their subdivision. The Forge Cove subdivision map submitted with this application indicates the three lots in question are not connected to the Forge Cove roadway system. The Transylvania County Planning Department informs us that by adding this number of lots access to Hunting Club Road their Subdivision Ordinance will require an upgrade of the existing roadway to 20 feet. This will result in massive deforestation and reconstruction of Hunting Club Road and parts of Sutton Creek Road that run through our community and is adjacent to our weirs and lake. It should be noted that there are portions of the stream that are less than 39 feet to an Association member's property line and that this distance would not meet the required 20 foot roadway area plus the additional 30 foot setback from the stream. This would be an utter and avoidable disaster on the ecology of the area, stream, vegetation, fish, endangered species and other wild life that depend upon it. This situation would leave the stream vulnerable to pollutants from all the activity that would ensue and would also create danger to the water quality of our weirs and lake. Box 1317, Pisgah Forest, NC 28768 The entire situation could be resolved by eliminating these lots from accessing hunting Club road by simply asking the applicant to redirect their access to the nearby existing roads within the Forge Cove subdivision. It is apparent that Forge Cove is attempting to create sympathy for this application by the mention of their previous two denials, but we would respectfully request you deny this application based on the destructive nature the present three lot access on Hunting Club Road will create and the dire consequences it will have upon the wonderful Sutton Creek Stream and the environment of the surrounding area. The Laurel Lake Association is open to any and all actions required to follow through on these objections.
