The applicant, Pulte Group, will work with staff to adjust the location of the proposed 50' right of way dedication to the Thompson property (Wake County Pin # 0720177185) to allow a future access to a public street in the Woodbury Subdivision. The connection may require modification to road and lot layouts that will be reviewed and approved by Planning staff as delegated by the Town Council at the November 15, 2o16 Town Council Meeting. 2. If Duke Energy will not allow a play lawn in the Duke Energy Easement, the play lawn will be allowed to go elsewhere on the site where allowed as determined by staff. Per Section 2.3.7(D)(3) of the Unified Development Ordinance (UDO), a development approval for Master Subdivision Plans shall automatically expire four (4) years after the date of the Town Council's approval if: i) The use authorized by the development approval for the Master Subdivision Plan has not commenced; or ii) Less than 1o% of the total cost of all construction, erection, alteration, excavation, demolition, or similar work on any approved development has been completed on the site. With respect to phased development, this requirement shall only apply to the first phase. No extensions are allowed. Construction plans may be submitted on the next construction plan submittal date. A copy of the Construction Plan application is available on our website as well as the current Calendar of Meetings and Submittal Dates, or you may obtain a hard copy from Jean Weatherman in the Engineering Division of Construction Management Department (919-249-3394)• Please note that no site activity is allowed and no building or grading permits will be issued until such time that the Construction Plans are approved by the Technical Review Committee and the requisite number of signed copies are returned to Jean Weatherman in the Engineering Division of Construction Management Department. After the signed Construction Plans are returned to Jean Weatherman, the applicant shall submit a major subdivision plat (may be submitted for phases) for review and approval (please contact me at 919-249-3334 or bonnie.brock(&apexnc.org regarding plat requirements, procedures and applicable fees). The major subdivision plat must be submitted in IDT. The applicant shall ensure that all public utility easements, private utility easements, private access easements, Resource Conservation Area (RCA), buffers, and setbacks are shown on a recorded plat prior to building permit being issued for the development. Note that the major subdivision plat will only be approved for recordation when the above items are shown correctly, all applicable fees are paid, and requisite bonds are posted (contact Jean Weatherman at 919-249-3394 regarding bonding requirements (if any) and procedures).
