During the 404/401 permit review process Mr. Williams requested easier to read impact maps than what was actually submitted. Additionally, we provided an original master zoning map approved by the City of High Point showing the proposed overall plans (including adjacent properties owned by others) as well as a short cover letter. Mr. Williams had enquired about stub roads/connections to adjacent properties that were lacking on the initial PCN submittal plans. A copy of the attached information was provided to Sue Homewood on June 25, 2008 during a field review. She suggested I send a copy of the info to the DWQ Central office. Specifically attached to this memo please find a copy (2-11'x17" sheets) of the "Master PDM Sketch Plan for Piedmont Crossing" originally approved by the City of High Point zoning board. The project developer is Faith Properties of the Carolinas, LLC. The map includes plans for proposed tracts B, C, D, E, F and H of the project. The sketch plan depicts proposed roads, structures, etc as well as labeled uses including single-family residential, single/multi-family residential, limited business, retail and light industrial categories. The sketch plan includes adjacent properties as well as existing/proposed roads proposed that connect to the project area. Additionally the extents of proposed sewer utilities are provided on the plan. As discussed at our office meeting the project engineer and developer have mentioned possible future wetland impacts could be requested for Tracts F and Tract G (a small area of wetland impact north of the proposed. Piedmont Parkway). Currently no final plans exist for Tracts F or G as these parcels may be sold in the future. The developer understands the cumulative nature of any future impacts to those previously approved.
