Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application: This is one of the last remaining phases to complete the Bryson Village residential subdivision. The remainder of the subdivision is either completed with residents living in the homes or under construction. Existing conditions onsite consist of some forested area toward the west and cleared and graded area to the east. The general land use in the vicinity of the project is residential. 3b. S&EC completed a wetland delineation and Neuse River Buffer evaluation for the entire property in order to identify natural resources so that impacts could be avoided & minimized to the maximum extent practicable. Impact 1 is a proposed road crossing to an intermittent stream. Proposed impacts include 36 linear feet of permanent stream, 0.0025 acres of permanent wetland and associated riparian buffer impacts. Impact 2 is a proposed Sanitary Sewer crossing to an intermittent stream. Proposed impacts include 21 linear feet of temporary stream, 0.0013 acres of temporary wetland and associated riparian buffer impacts. Impact 3 is a proposed road impact to an intermittent stream. Proposed impact includes 123 linear feet of permanent stream, 0.0099 acres permanent wetland and associated riparian buffer impacts. 1 b.
