Provided more detailed information regarding storm water management requirements. 4. Revised area of impact and revised impervious area calculation to include Phase 3 only. I assumed 7,000 SF per lot which is typical of what has been built to date in phsaes 1 and 2 of this development. Please let me know if you need anything else to approve the impact due to road culvert constrution for this phase. The percent impervious should be calculated based on the total density, not just the road. You can report only Phase 2 but you then have to limit your calculation to impervious area in Phase 2 divided by pervious area in Phase 2. You stated that the project is not located within an area that requires a storm water management plan, however this project lies within a local government Phase II jurisdiction so that doesn't make sense. Please update the answers in the stormwater section appropriately and resubmit this page with the other items you are resubmitting. The No Permit Required letter I sent earlier was based on a conceptual plan that showed no impacts to the stream in question (see Sheet 2 C3 of the file you referenced). However, since the plan you submitted does include impacts to the stream, including 19 lf of permanent impacts and 13 lf of temporary impacts, you will need a permit from our office. If you were to shift the proposed crossing up slope (south) of the proposed location, such that the culvert, rip rap pad, and temporary impact areas were completely outside of the stream, then you would not need a permit.
