Locally, I am working through the rest of the permitting process with Clint Calhoun at the Town
of Lake Lure so we can complete some urgent repairs to the deteriorating seawall at our
boathouse due to the lake lowering that will occur from December 1, 2016 through March 1,
2017. 1 understand this application will be forwarded to the NCDENR regional office in
Asheville for processing. If I have sent this to you in error please let me know.

1. Attach a vicinity map (i.e. street map) clearly showing the location of the property with
respect to local landmarks such as towns, rivers, and roads.
2. Provide a detailed site plan showing property boundaries and proposed locations of
vegetation clearing, structures (buildings, retaining walls, docks, impervious surfaces,
etc.), rip rap, excavation or dredging below Full Pond/ Normal Water Level elevations,

and construction access corridors. You may use the diagram provided at the end of this
application form.
3. Attach a photograph of the shoreline/ buffer proposed to be stabilized. (Include a scale
of some sort - a yard stick, shovel handle, etc.)

mile west from Larkin's Restaurant. Go 1,000 feet +/- and turn at the first left which is
Hawthorne Rd. Then go 500 feet and take the next left on Lake Blvd. Stay on Lake Blvd.
and after taking the buttonhook right turn at the bottom of the hill, the boathouse is the
last on the left about 300 feet before reaching the house at the end of the street.

SCOPE of repairs to boathouse at 201 Lake Blvd., Lake Lure, NC:
Owner: Moncure Properties, LLC PIN: 1624028
Cove: Snug Harbor
The current boathouse and walkways thereto were built approximately 1992 and
both are showing significant signs of structural failure, siding and wood rot. The
Owner's plan is to repair the existing walkways and stairways to provide better and
safer access to/from Lake Boulevard to the boathouse. The ultimate goal is to
eliminate the current unsafe condition of the walkways making them safer for
grandchildren.
Additionally there are signs that a failure of the existing tie wall (seawall) is putting
pressure on the boathouse forcing it to list toward the Snug Harbor Cove channel
so the walkways will have to be detached from the boathouse structure as part of
these repairs.
The existing tie wall will be removed along the entire lake frontage of the property
(51.57 feet) and replaced with rip -rap installed to all town, county, state and
federal government requirements and regulations.
All work being done comes under the classification of repairs that need to be made
primarily for the purpose of removing some of the current conditions that are not
safe for small children. No new features or substantial changes will be added or
made to this boathouse.
