Can the Bojangles building and parking be shifted down (more towards NC Hwy 24) and have the Bojangles building perpendicular to NC Hwy 24 to get it mostly out of the wetlands? 2. There seems to be more parking than what you would be require, please give the number of parking places per square foot of restaurants and shops as required by the Town of Swansboro and justify/show these numbers on the drawing. 3. The small wet detention basin needs to be pulled/shifted out of the wetlands. 4. The alternative analysis section states that "the site meets all of the Applicants criteria for development of 3 commercial buildings with associated infrastructure and parking" . The site drawing shows 4 buildings, so the multipurpose building can be reduced in sized or removed to get the building and stormwater pond footprints out of the wetlands. 5. Does the Bojangles and Starbucks buildings (now shown as two buildings) have to be stand- alone buildings? If they were to be built together as three storefronts could this not shift the Bojangles out of the wetlands and reduced the wetland impacts? 6. The proposed road entrance at the light, if the Bojangles was shifted down and made perpendicular to NC Hwy 24, could still be a viable option, but instead of it going all the way to the back of the property, it could wrap around the Bojangles to access the Dollar General and Starbuck properties. This would minimize the wetland impacts and if the stormwater pond shifted out of the wetlands may reduce your impacts to below the half acre. This would still give the development the safe ingress and egress to the property with a light in addition to the two other roads.
