The purpose of this letter is to request Nationwide Permits 26 and 14 for the
project known as River Landing at Sandy Ridge. The project is located near
High Point, NC (Guilford County). The site is shown on the enclosed USGS
Topo Quad vicinity map and plans.
A Nationwide Permit 26 will be necessary to impact 0.497 acres (see map) of
jurisdictional waters and wetlands above headwaters for the construction of a
Senior Living Community on an existing golf course. The remainder of the tract
will remain as is. Road crossing impacts total 0.034 acres under NW 14.
The lake that is proposed will offer some increased water quality values in
comparison to the existing on-site pond to be impacted. The proposed lake will
be capable of holding more stormflow and will better allow for suspended solids
to settle out. In light of the proposed development of the tract into a Senior
Living Community, an increased stormwater flow holding time will assist in
maintaining water quality downstream. Also DWQ usually requires lakes to be
constructed on new golf course projects, the small pond being impacted does not
receive as much runoff from the existing course as the proposed pond. The
proposed pond is more than four times larger than the existing pond being
impacted.
Wetland impacts are to a small pond, channels and a wet depressional pockets
seep.
We have worked with the project architect (Freeman White) diligently to
minimize impacts. The project was redesigned twice to reduce impacts to the
minimum necessary. If you would like to review the previous site plan or
digital photographs of the areas to be impacted and preserved, please let me
know.

their equivalent.

to the placement of the delineation line.
d. Attach a copy of the stormwater management plan, if required.
