D. Impact Justification and Mitigation
1. Avoidance and Minimization
1a. Specifically describe measures taken to avoid or minimize the proposed impacts in designing project.
A detailed wetland delineation was completed and used during the site planning process. Impacts were avoided as much
as possible; however, some Impacts were necessary as a result of infrastructure. Necessary impacts were minimized to
the single road crossing (i.e. no lot till). Impacts to the stream and riparian buffer were avoided. A total of 8.88 awes of
open space was included In the total project (all three phases). Phase 28 includes 1.12 acres of open space Is planned
for the project which includes areas that contain existing wetland.
1b. Specifically describe measures taken to avoid or minimize the proposed impactsthrough construction techniques.
Silt fencing will be used at the wetiand crossing and along the perimeter of the open space, which includes wetlands,
stream, and riparian buffer In an effort to visually mark the area during construction.
