The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the
maatinn
Fire Marshal (910)893-7580:
Hold: 1. Fire hydrants to be noted on map on prelimenary so they can be
reviewed 2. Temporary turnaround to be located on the following
streets: Villa Green, Forest Lane, Spring Forest. When will the future
develo ment at the end of these streets be develo ed?
• Subdivision/Road Name approval request not received.

Hold: NOTE: Subdivision/Road Name Requests are recommended to be
submitted no later than 5 days prior to DRB Application Deadline. Plats
submitted without rior street name a royal ma be laced on hold.
• Street layout cannot be changed; Forest Ln. to continue to

• Note maintenance responsibility on pump station site
• Temporary turn around must be shown at end of Forest Ln.
• Gross acreage of submittal must be noted
• Total number of lots must be noted
• Corner lot setback must be noted
• Streets must be noted as private
• Must have certify (by engineer) that roads will be built to DOT
standards at time of construction

• Show sign easement and note maintenance responsibility
• HOA documents must reference maintenance of sign easement
• Note installation of street lights and fire hydrants will be in
accordance with Harnett County regulations
• Drainage easements must be shown and maintenance
responsibility noted unless curb & gutter will be used

Public utilities (910)893-7575: Development Plan for any and all additional phases to be

process of HCDPU. The proposed water lines have been
permitted with NCDENR and the permit #06-01645 will expire
if construction does not begin before 10-13-2007.
• The cost estimate certified by Robert J. Bracken, P.E. does not
include cost for water line extensions to serve the subject
project. The performance bond must include the cost to install
the proposed water lines.
• The cost estimate certified by Robert J. Bracken, P.E. does not
include cost for a parschal flume and flow meter at the existing
lagoon where the proposed force main will discharge. The
performance bond must include the cost to install the parschal
flume and flow meter.
• The cost estimate certified by Robert J. Bracken, P.E. does not
include cost for Water Capacity Use Fees, Sewer Capacity Use
Fees, Meter Fees, or SCADA Fees that will be required by
HCDPU for this proposed subdivision. The performance bond
must include the cost to of all applicable fees imposed by
HCDPU for this subdivision.
• Revise the overall Cost Estimate for the improvements to
include all utilities and applicable fees as required by HCDPU.

LONG RANGE CONDITIONS
The following conditions must be satisfied
• Public utilities (910)893-7575: Please visit www.harnett.org/utilities for more information on the
approval process.
Planning Department (910)893-7525: Bond good for one year. All improvements must be installed prior to expiration of bond.

If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2)
business days.
• If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that
all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you
wait, as all DRB members will have to review the plat/plan for compliance.
• If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been
rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Friday following the meeting
the application was put on hold.
• If DENIED, you may appeal the Board's Decision to the Harnett County Planning Board within 30 days or meet with
Planning Staff to discuss other potential options.
