Title to the property hereinabove described is subject to the following exceptions: 1. Easements,restrictions and rights-of-way of record. 2. As part of the consideration for this transaction, Grantee herein agrees to be responsible for and to pay ad valorem real property taxes on the property conveyed herein after January 1, 2014. The designation Grantor and Grantee as used herein shall include said parties, their heirs, successors and assigns, and shall include singular, plural, masculine, feminine or neuter as required by context. B3202 - P56 Schedule "A" That certain parcel of land situated in Averasboro Township, Harnett County, North Carolina, and more particularly described as follows: That certain 18 .75 acres, more or less, according to a survey and map prepared by Joyner Piedmont Surveying, Dunn, North Carolina dated March 18, 2010 and entitled, "Recombination Survey For: Hughy C. Bass", said map being recorded as Number 2010-277, Harnett County Registry to which reference is hereby made for a more full and complete metes and bounds description for this tract of land which is set forth as Tract "2" on said map. There is hereby granted with this tract of land and this tract of land is subject to a non-exclusive easement for ingress and egress from said 18.75 acres tract to NCSR 1002 (Pope Road) as set forth on that map recorded as Number 2004-69, Harnett County Registry, to which reference is hereby made for a more full and complete description of this easement.
