(Applicant/Developer) for a Dunn,North Carolina commercial development. NCDEQ Comment: The temporary pond elevation for a wet pond is set by the 980.270.9100 invert of the lowest bypass device. This differs from the elevations of something like the 1" storm, or a water quality elevation. BMG Response: The subsequent submission of the O&M Agreement will now show the Temporary pond elevation at 177.60'which is the lowest elevation of PORT EXCHANGES l� the 6" x 6" orifice or the lowest bypass device. NCDEQ Comment: There is an inconsistency in the BUA accounting between the supplement and the Application. In the Entire Site column of the Supplement, THE TOWER OVERYBOSTARCS 25 831 sf of BUA is claimed for parking space. In the wet pond column,24 872 sf 100 Dlsc;ovERr BOULEVARD,Suns 102 > NEWARK,DEIAwARE 19713 of BUA is proposed,which matches what is listed in the application. 302.3693700 b. BMG Response: The areas accounting for the difference in the BUA come from www.beckermorgan.com the proposed entrance between the parcel boundary and the LOD that could not BECKER MORGAN GROUP ARCHITECTURE ENGINEERING be graded to drain into the SCM.After the meeting with Mike Lawyer, this area will be put together with the remaining onsite pervious area that was not draining to the SCM. This will be used to make a low-density drainage area consisting of the proposed turn lane and entrance. For this area, the percent impervious came out to be 6.50% which is less than the 24% max. Supplement EZ will show LD-1 as the impervious area for the proposed turn and entrance. 3. a. NCDEQ Comment: The Entire Sit column ( Drainage Areas, Supplement) references 3090 sf of off-site BUA, please clarify what this is referencing ( this appears to be the portion of the road that drains to the parking lot). This off-site BUA is not reflected on the application, and no off-site drainage area has been accounted for on the application or the supplement. b. BMG Response: The off-site BUA area accounting for this 3090 SF comes from the proposed turn lane that could not be graded to drain into the SCM.Instead, this area drains to the modified existing swale along US 301. This BUA area is going to be combined with the proposed entrance and the remaining pervious area within the LOD not draining to the SCM. This area will be part of a low- density drainage area totaling 6.50% impervious area which is under the 24% max. The Supplement EZ form will show LD-1.
