and the terms of the Memorandum of understanding with
the office of the Register of Deeds of Hoke county. NCGS 47-14(a1)(5).

have and by these presents convey unto Grantee in fee simple
that certain parcel of real property located in McLauchlin
Township, Hoke County, North Carolina, more particularly
described as follows:
Tract 2 containing 98.399 acres as shown on a
plat entitled, "Exempt Division / Recombination
Survey of Mary V. McFadyen Limited Partnership
Tracts," drawn by Jeffrey L. Green, PLS L-3972,
dated December 15, 2021, and recorded in Map
Book 4169 at Pages 005 and 006 of the Hoke
County Registry.
For history of title, see Deed recorded in Deed Book 1427 at Page
239 of the Hoke County Registry.
The above-described parcel of real property does not include the
primary residence of Grantors.
Grantors covenant with Grantee that Grantors are seized of the
above-described parcel of real property in fee simple, have the
right to convey the same in fee simple, that title is marketable and
free and clear of all encumbrances, and that Grantors will warrant
and defend the title thereto against the lawful claims of all persons
whomsoever except for the exceptions hereinafter stated.
Title to the above-described parcel of real property is subject to
such easements, restrictive covenants, and rights of way as may
appear of record and any applicable zoning ordinances, rules and

TO HAVE AND TO HOLD the above-described parcel of real
property and all privileges and appurtenances thereto belonging to
Grantee in fee simple.
