Glenview Meadows Stormwater Management Permit Application August 27, 2024 Stormwater Narrative: This project is located on Old Waxhaw-Monroe Road (SR 1111), in Union County, NC, approximately 1,370 LF northeast of the intersection of SR 1111 & SR 1126 (Bigham Road), towards SR 1117(Providence Road S).The proposed development of the site includes grading of vegetated roadside ditches, construction of public streets, and subdivision of 22 residential lots. The house pads & driveways shown on the construction documents are approximate and will be installed once the lots are sold and the home builder determines final locations and elevations. The home builder will be responsible for individual lot grading and erosion control measures, and installation of private septic systems. The subdivision is designed as a low-density development and will remain less than 24% impervious coverage, including existing built-upon-areas of pavement inside the public right-of-way.The vegetated roadside ditches are designed for the 10-year storm event, with 3H:1V side slopes and appropriate erosion control and/or permanent lining to ensure slope and channel stability. Calculations are provided on sheet C-7.1 of the construction documents. The soils on-site consist mostly of hydrologic soil groups B (Cecil gravelly sandy clay loam, 2 to 8 percent slopes, moderately eroded (CeB2), Cecil gravelly sandy clay loam, 8 to 15 percent slopes, moderately eroded (CeC2). Two unnamed tributaries that drain to McNeely Branch run east to west through the northern portion of the site.The site is undeveloped and consist of vegetated open space. All on-site runoff is routed through vegetated road-side swales and culvert pipes to cross the streets and is discharged towards a natural low point along the western property line.
