Drake Landing Subdivision Storm Water Narrative
The currently undeveloped property will be utilized for a new residential
development containing both single-family lots and townhomes. In its current condition
the site predominantly drains to on-site wetlands in the southwest quadrant of the
property which discharges southward to an existing stream off-site, with small portions
of the site draining in other directions outward from the property.
This development will consist of both high-density and low-density areas. Storm
water runoff from single-family lots will be collected predominantly in the rear of lots
utilizing drop inlets and an underground piping system. Storm water runoff within the
proposed roadways will be collected into curb inlets which will connect to the same
underground piping system. The runoff will then be conveyed to the wet pond located
at the south end of the property to be treated and ultimately discharged toward the
existing wetland on-site at rates less than the existing runoff rate for the 1-yr and 10-yr
storm events. The wet pond has been designed in accordance with the latest NCDEQ
MDC Stormwater Design Manual.
The low-density portion of the development will utilize grassed swales to
discharge runoff into the existing wetland on-site or convey storm water off site,
maintaining the existing drainage patterns. Storm water pipe will be installed only
where necessary to convey runoff beneath the proposed road way and will discharge to
a grassed swale. These conveyance measures have been designed in accordance with
the latest NCDEQ MDC Stormwater Design Manual.
