The Division of Energy, Mineral, and Land Resources (DEMLR) received a complete Stormwater Management
Permit Application for the subject project on October 14th, 2024.Staff review of the plans and specifications
has determined that the project, as proposed,will comply with the Stormwater Regulations set forth in Title 15A
NCAC 21-1.1000 - 1062 rules.We are forwarding Permit No.SW5240201, dated October 18th, 2024,for the
construction,operation and maintenance of the built-upon areas (BUA)and vegetated conveyances or areas
associated with the subject project.This permit shall be effective from the date of issuance and shall be subject
to the conditions and limitations as specified therein and does not supersede any other agency permit that may
be required.
The original signed permit package and approved plans are being mailed to the permittee,ARS Wrenn Estates,
LLC, at the following address(NOTE:An electronic version of this permit can be found in our online repository:

Thanks for looking through the submittal. Gave you a call but missed you. Since the last remaining comment for
Villas is just correcting the elevations on the O&M for bottom and sediment storage elevations, and similarly for
Farms, if we get these back to you today/Monday will this need to go through the whole review cycle or can this just
be checked off and approval given next week?

I looked over the additional information you provided on September 10th, 2024.There is an issue still
outstanding.
Please correct the following:
•The revision to the entrance and exit of the forebay meets Wet Pond MDC 5, but the O&M
Agreement is now inconsistent with what is shown in the provided plan sheets. In addition,the
sediment storage is shown to be below the forebay's proposed grading. Please revise the O&M
Agreement to be consistent with the rest of the project package, and revise the provided plans to
indicate the proper sediment storage elevation.
Please provide one hard copy and one electronic copy of any items(two copies of revised plan sheets, if those
are needed) needed to address these comments, unless specified otherwise.

the Standard permitting process can take up to 90 calendar days to complete. You can see where this project stands in
the review queue by emailing postconstruction@deg.nc.gov(We have an autoreply set up that has the review queue on
it). Please upload all documents that you mailed into our office through the link provided below. Be sure to choose the
Central Office as the Primary Contact office.

IMPORTANT NOTE: Please ensure that each file is uploaded under its appropriate file type. Additional file types can be

CONSTRUCTION FILE UPLOAD"TO ADD ADDITIONAL FILE TYPES TO THE SUBMISSION. Merely changing the file type
dropdown as you upload the various files (without adding additional file uploads)will upload all of the files as the last
file type selected, the submission will get flagged during review, and you will need to resubmit the files. Please do not

Similar to the Wrenn Farms permit, please see the attached application and response to comment letter for the Villas
permit.

Per the SNAP tool nitrogen calculations, provided in the stormwater impact report, there should be 10.85 ac (472,773 sf)
of proposed impervious for the subdivision site (33.67 acres); 10.85 ac/33.67 ac=32.23%

We received your application for a new post-construction stormwater permit on 2/9/24. At this time, the submission is
not administratively complete and cannot be accepted for review in its current condition. Please provide the following
submittal items by close of business on 2/21/24, so that we may accept the project and begin the review process,
otherwise, the project will be returned as administratively incomplete.
• 2x hard copies of the Application with the following corrections made (These items are required per 15A NCAC
02H .1042(2)(a) and per Section VI, 1 of the Application):
• Section IV, 8—The percent impervious area for the project area does not appear to be calculated
correctly. Project density calculation information can be found in 15A NCAC 02H .1003(1).There is a
discrepancy between what is listed on your application and what is listed on your response to
comments for your value of proposed impervious area which is affecting this calculation. Please
review this.
• This can be emailed in so I can add it to your existing application.
NOTE:This is an administrative completeness review, not a detailed engineering review, there may be other issues that
may be brough up during the engineering review.

not administratively complete and cannot be accepted for review in its current condition. Please provide the following
submittal items within 30 calendar days (by close of business on 2/21/24) so that we may accept the project and begin
the review process, otherwise, the project will be returned as administratively incomplete.
• 2x hard copies of the Application with the following corrections made (These items are required per 15A NCAC
02H .1042(2)(a) and per Section VI, 1 of the Application):
• Section IV, 2—You indicated that you intended to claim vested rights, please provide supporting
documents and an explanation why this is applicable to this project submission, or this remove this
indication.
• Section IV, 8—The percent impervious area for the project area does not appear to be calculated
correctly. Project density calculation information can be found in 15A NCAC 02H .1003(1).
• Section IV, 10—The "% Impervious Area" (total)" calculated is incorrect based off of the values
provided for"Total Drainage Area (sf)" and "Proposed Impervious Area" (sf)". Please revise.
• Section IV, 10—The table for"Impervious" Surface Area"was left blank. Please revise.
• 2x hard copies (one original) of the deed restriction document(This item is required per 15A NCAC 02H .1003(7),
