Identified cost increases for most contracts in 2021 - Sweetwater, Pool
Professionals, CEPCO. Based upon overall inflation increases tied to fuel, hourly
wages, etc. we expect costs to continue to be adjusted.
We experienced frequent pool repair/ maintenance costs throughout the year.
The Sunshade project has been tabled for now.
The green-space was discussed for use by homeowners for private parties. The
overwhelming thought was that we will want to survey the community & collect
further input. There were concerns with legal issues, parking, trash, power,
bathrooms, etc....If this is to be considered, the community should be polled & a
policy would need to be drafted and reviewed by a lawyer. A suggestion was
made to use Halyburton Park or Long Leaf Park for these type of events.
Ben Villwock reviewed the budget & confirmed that we will be at or under
budget. It was noted that homeowners can find the P&L numbers by visiting the
web site.
Currently working an open pool leak issue.
It was voiced that is best to be aware of any dead or leaning trees that may cause
a homeowner an issue during a storm & to take proactive steps in an effort to
avoid bigger concerns
An ARC update was provided by Rudy Ravindra. There were recently 22 requests
made and all approved in an acceptable time frame. The goal will continue to
respond quickly to all ARC requests.
Karen Shah re-capped the 2022 social events, indicating they have all been a
success - including the pool party, Easter egg hunt, family camp-out, adult party,
etc. Karen is leaving the committee, so it will be necessary to look for a new
chairman.
A Georgetowne neighbor from Thursley Drive voiced concern over the location of
a newly constructed "single bay" garage, that he felt violated the Georgetowne
Homeowner's Covenents & sets a precedent for other structures to be within 5
feet of a property line.
Meeting adjourned: 7:27 p.m.
Voted in members: Michelle Rana was voted in & will replace Nancy Meglin as
President. Jeff Davidson was also voted in and will maintain the role as Vice
President.
The Board would also like to thank Nancy for her dedicated time & energy as
President throughout the last year.

A NON-PROFIT CORPORATION SURVARY of STATE
NORTH CAROLINA
In compliance with the requirements of Chapter 55A of the
General Statutes of North Carolina, the undersigned being of the
age of eighteen years or more, does hereby make and acknowledge
these Articles of Incorporation for the purpose of forming a
corporation not for profit and does hereby certify:
ARTICLE 1.
NAME
The name of the corporation is Georgetowne Homeowners'
Association, Inc. , hereinafter called the Association.
ARTICLE 2.
DURATION
The period of duration of the Association shall be
perpetual.
ARTICLE 3.
REGISTERED OFFICE AND AGENT, PRINCIPAL OFFICE
The initial registered office of the Association and the
principal office of the Association is located at 5022 Wrightsville
Avenue, New Hanover County, Wilmington, North Carolina 28403, this
also being the mailing address of the registered office and also of
the principal office; and the name of the initial registered agent
of the Association at such address is Bert C.G. Exum.
ARTICLE 4 .
PURPOSES AND POWERS
This Association does not contemplate pecuniary gain or
profit to the members thereof. No part of the net income of the
Association shall inure to the benefit of any officer, director or
member of the Association. The specific purposes for which it is
formed are to provide for the maintenance, management, preservation
and architectural control of that certain development known as
Georgetowne (hereafter "Subdivision") as shown and described on the
plats thereof recorded in the Office of the Register of Deeds of
New Hanover County, North Carolina, and any additions thereto which
may be brought within the jurisdiction of the Association; and to
promote the health, :,afety and welfare of the Owners of Lots in the
Subdivision, and any additions thereto as may hereafter be brought
within the jurisdiction of this Association.
ARTICLE 5.
MEMBERSHIP
Every person or entity who is a record Owner of a fee or
undivided fee interest in any Lot which is subject by the
Protective Covenants to assessment by the Association, including
contract sellers, shall be a member of the Association. The
foregoing is not intended to include persons or entities who hold
an interest merely as security for the performance of an
obligation. Membership shall be appurtenant to and may not be
separated from ownership of any Lot which is subject by the
Protective Covenants to assessment by the Association.
ARTICLE b.
VOTING RIGHTS
The Association shall have two classes of voting
memberships.
a. Class"A" . Class A Members shall be all Owners
with the exception of the DECLARANT and shall
be entitled to one vote for each Lot owned.
When more than one person holds an interest in
any Lot, all such persons shall be Members.
The vote for such Lot shall be exercised as
they among themselves determine, but in no
event shall more than one (1) vote be cast
with respect to any Lot.
b. Class "Be' . Class B Member(s) shall be the
DECLARANT and shall be entitled to three (3)
votes for each Lot owned. The Class B
membership shall cease and be converted to
Class A membership on the happening of either
of the following events, whichever occurs
earlier:
(1) When the DECLARANT owns twenty-five
percent (25%) or less of the residential
lots in the subdivision, including any
property which may be annexed to the
subdivision, or
(2) On December 31, 2005.
ARTICLE 7.
BOARD OF DIRECTORS
The number, qualifications and method of election of the
Board of Directors shall be fixed by the Bylaws. The Directors
shall be elected by the members as provided in the Bylaws of the
Association. Until the first annual meeting of the members, or
until their successors are otherwise selected and qualified, there
shall be three (3) Directors whose names and addresses are as
follows:

ARTICLE 8.
DISSOLUTION
The Association may be dissolved with the assent given in
writing and signed by not less than two-thirds (2/3) of the members
of each class. Upon dissolution of the Association, other than
incident to a merger or consolidation, the assets of the
Association may be dedicated to an appropriate pubic agency to be
used for purposes similar to those for which this Association was
created or such assets may be granted, conveyed and assigned to any
nonprofit corporation, association, trust or other organization to
be devoted to such similar purposes or after all of its liabilities
and obligations have been discharged or adequate provisions made
therefor, be distributed as provided for by provisions made
therefor, be distributed as provided for by the Non-Profit
Corporation Act of the State of North Carolina.
ARTICLE 9.
AMENDMENT
Amendment of the Articles of Incorporation requires the
approval of at least two-thirds (2/3) vote of lot owners.
ARTICLE 10
TAX STATUS
Notwithstanding any other provision of these Articles,
this Association hereby elects tax-exempt status under Section 528
of the Internal Revenue Code of 1986 or any corresponding sections
or provisions of any future United States Internal Revenue Law (the
"Code") . This Association shall not carry on any activities
prohibited by a corporation electing tax-exempt status under
Section 528. It is further provided that no distributions of
income of the Association are to be- made to members, directors or
officers of the Association, except that members of the Association
may receive a rebate of any excess dues and assessments previously
paid to the extent permitted by the Code and applicable law.
ARTICLE 11.

Association is:

The Wilmington Regional Office has received the renewal application packet for this permit, SW8 950109, including
check#2200 for$505. Please be aware that recent legislation has changed several fees starting October 3rd. The post
construction, state stormwater fees were some of the ones that have changed and renewal fees are now$750. 1 believe
they are trying to update the website, forms, and such but, in the meantime,we are trying to communicate this change
as best as we can. We cannot accept your application request without the appropriate fees. Please advise if you will be
submitting an additional check for the difference ($245) or if you prefer to issue a replacement check for the total
amount and we can return check#2200.
