However, the Division requires additional information before completing our review. Please address the items on the attached pages no later than the close of business on September 18, 2024. Please be aware that the Applicant is responsible for meeting all requirements set forth in North Carolina rules and regulations. The Applicant is also responsible for any oversights that occur during the review of the subject application package. The Division may return the application as incomplete pursuant to 15A NCAC 02T .0107(e)(2) if any omissions are made when responding to the outstanding items in Sections A through O or the Applicant fails to provide the additional information on or before the above - requested date. Please reference the subject application number when providing the requested information. Overall: 1. Pursuant to 15A NCAC 02T .0606(a), the Applicant shall maintain for drip irrigation sites: (1) a minimum 50 foot setback to each property line and (2) a minimum 100 foot setback to each habitable residence under separate ownership. Pursuant to 15A NCAC 02T .0606(b), the Applicant shall maintain for treatment and storage units: (1) a minimum 50 foot setback to each property line and (2) a minimum 100 foot setback to each habitable residence under separate ownership. Currently, Pea Ridge Developers, LLC, owns the parent Parcel No. 0018070 that Chatham County will subdivide for Firefly Overlook. Based on the Chatham County GIS and the submitted application package, Lot 6 SFR (Future Parcel No. 0096743) will not meet the setback requirements listed above for the adjacent Lot 5 (Future Parcel No. 0096742) and Lot 7 (Future Parcel No. 0096744) when the Applicant sells the properties to the future homeowners. While setback waivers are not required at this time, the Division strongly recommends that the Applicant obtain all setback waivers pursuant to 15A NCAC 02T .0606(c) in their name based on the proposed subdivision layout to avoid inconvenience for future homeowners. Otherwise, the Division will issue this permit for construction only until we receive all recorded setback waivers. B. Cover Letter: 1. No Comments. C. Application Fee: 1. No Comments. D. Per the DWR Soil Scientist Evaluation Policy and the EPA Process Design Manual: Land Treatment of Municipal Wastewater Effluent (EPA 625/R- 06/016), a DC of 4-10% is recommended. How has the recommended drainage coefficient been determined? Additionally, there is a large variance in drainage coefficient between this site and surrounding lots despite very close proximity and similar soil types.
