The aforesaid real property is hereby conveyed subject to the following restrictive covenants: 1. The aforesaid real property shall be used for residential purposes only. 2. The aforesaid real property may be developed only for single family residences and all residences constructed west of the branch which crosses said real property shall contain a minimum of 1,500 square feet of heated living area and all residences constructed to the east of said branch shall contain and minimum of 1,800 square feet of heated living area. 3. No mobile home, manufactured home or modular home shall be permitted on said real property.
