And the Grantor covenants with the Grantee,that Grantor is seized of the premises in fee simple, has the right to convey the
same in fee simple,that title is marketable and free and clear of all encumbrances,and that Grantor will warrant and defend the
title against the lawful claims of all persons whomsoever, other than the following exceptions:
This property is conveyed subject to all existing liens and encumbrances, unpaid taxes and assessments, if any,
Restrictive Covenants of record and all easements and rights-of-way of record, including without limitation all
easements and rights-of-way for public utilities and public roadways existing of record or located upon the premises,

BEGINNING: At an iron stake and stone in L.G. Love's formerly Daniel Brinkley and
Daniel Leonard's line, thence South with said Loves line in part and Robert Ripple's line
1529.4 feet to a stone said Ripple's inside corner; thence with said Ripples line East
700 feet to an iron stake his inside corner; thence North with said Ripple's line in part
.1218 feet to a stone in the bottom; thence North 48 deg. West 643.6 feet to an iron
stake and stone in Nifong's line; thence in a Western direction to the beginning
containing 22 acres more or less. Referred to in Will as Matt Hinkle land.

to a point; thence South 45 deg. West 385.44 feet to a point; thence South 40 deg. East
229.68 feet to a point; thence South 314.16 feet to a point; thence South 35 deg. East
242.20 feet to a point in the right of way line of New Highway 52; thence with said right
of way line North 09 deg. 43' East to the point and place of beginning.

Beginning at a stone Brinley's corner and running North 13 deg. West 9.20 chains to a
