Hey David, Here's an idea: since a large portion is undeveloped, you could split it into two equal areas, one that is completely undeveloped (and preferably expected to stay so) and the other has the developed portions. With it being so large there's almost no way even the developed portion will exceed any Nutrient Management Strategy nutrient export target(Falls, Neuse, etc.), but yes it needs to be documented. I would set this up as two SNAP runs/files, both with the same area for ease of doing the latter part of calculation, which will be by hand. 1. Exclude the parts of the project/parcel that could be classified as "Existing development"— those were built/installed before the local nutrient ordinance came into effect 2. Split what's left into two equal portions, but keep all development on one of them (mostly to make error checking easier) 3. Run each as a separate SNAP project 4. On the Nutrient Export Summary sheet(upper part)you'll see the Total Nitrogen (and Phosphorus if applicable) Export Target Scaled to Project Area, it's in lb/yr—get that value for both the projects and add them together to get the export target load for the whole >lsqmi site 5. Also on the Nutrient Export Summary sheet(lower part)you'll see the more detailed results. Look for the Total Nitrogen Load Leaving Site (lb/yr) (row)for the Project Area Post- Project after Treatment(column)—these TN and TP load cells have heavy outlines to make it easy to see them (use this column even if you have no SCMs,this is just for consistency with other projects that do have SCMs) 6. Add together the resulting TN (and TP if appropriate) loads from step#5 to get your total N/P Load leaving the composite site. 7. If Total Load <Target Load then you're good to go! Let me know how it goes, especially if you have any problems with it. It is a state owned property with a large portion being undeveloped. We are proposing a small addition to one existing facility on the site. It is in Wake County at the Eaddy building. Would it be helpful to have a call to discuss? Thanks, David A. Is it a cluster development, where we could split the calculation between the undeveloped area and developed? Is it phased 4 then you could calculate for separate phases? The Parcel is state owned and would fall into the Low Density Category. Due to the Nuese River regulations,we need to account for the Nitrogen and Phosphorus leaving the site. We typically would use the SNAP tool; however, the parcel is larger than 1 square mile and make the simple method N/A. Do you have a spreadsheet for a parcel this size, or could you point us to the correct calculation method to account for this large of an area? Thanks, David A.
