Village at Rockfish Phase V Storm Water Narrative
The site is currently undeveloped. The proposed development is a single-family
residential development adjacent to the existing Village at Rockfish Subdivision. The site
abuts Rockfish Creek with a portion of the property draining directly to the creek and
the remainder draining to wetlands that ultimately discharge to the creek.
The site meets the qualifications of a low-density development. The average density for
the development is 1.37 units/acre compared to the maximum of 2 units/acre to satisfy
the requirements set forth by NCDEQ. Storm water will drain from proposed lots into
the new roadways and will be collected into curb inlets. These inlets will discharge by
the shortest route possible into grassed swales meeting NCDEQ standards for curb
outlet systems. These swales will discharge toward Rockfish Creek, maintaining the basic
current drainage patterns. Portions of the proposed lots will drain away from the
roadway where possible with the southern portion draining to existing wetlands on-site.
All outlet swales will discharge runoff below the allowable 2.0 fps velocity. The roads in
the subdivision are designed in accordance with NCDOT standards.
Based on our study and review of the NCDEQ BMP manual and NC Session Law 2006-
246 Section 9 paragraph c, Graceland Subdivision meets and/or exceeds the
requirements and intent for low density development.
