Please re-submit your site plans on full plan sheets at a scale of no smaller than 1"=50'. 2. Please provide cross section details showing the provisions for aquatic life passage. 3. Please provide the location of any proposed stormwater management practices as required by GC3705. 4. Please provide plans and profiles for all the stormwater management devices as required by GC3705, including all required supplement forms and Inspection and Maintenance agreements. 5. Please indicate all stormwater inlets and outfalls on the site plan. 6. Please provide an inventory of proposed project imperviousness area based on the estimated built- out conditions. 7. Please locate any planned sewer lines on the site plan. 8. Please locate all isolated or non-isolated wetlands, streams, and other waters of the State as overlays on the site plan with topographic contours. 9. 4461inear feet of compensatory stream mitigation is required for this project Please provide a compensatory mitigation plan. The plan must conform to the requirements of 15A NCAC 2H .0500 and must be appropriate to the type of impacts proposed. 10. All pavement (including side walks, parking, etc.), Multi-family housing, and Recreation building is approximately 1,734,676 square feet (39.82 acres). All single family housing (including driveway, building structures, etc.) is approximately 1,161,000 square feet (26.65 acres). Total project area is approximately 285 acres; therefore total approximate imperviousness area is 23.3%. All approximations are o~lv estimates and may not be absolute. 7. See attached site plans 8. See attached site plans. Wetland surveys have been performed in the past Enoch Engineers is not aware of any isolated wetland features within the project area. 9. See attached NCEEP Acceptance Letter. In order to mitigate for the project's proposed impacts to any streams and wetlands, the applicant proposes to make payment into the North Carolina Ecosystem Enhancement Program (NCEEP). The amount to be paid to NCEEP in form of a In Lieu Fee will be based on a 2:1 ratio for linear feet and acres of stream and wetland impacts, respectively. 10. Impact No. 9 is the least intrusive design in order to utilize upland acreage and still attain the required acreage per lot based on county ordinance regulations and standard specifications for road widths within developments per North Carolina Department of Transportation (NCDOT). The purpose of this letter is to notify you that the North Carolina Ecosystem Enhancement Program (NCEEP) is willing to accept payment far impacts associated with the above referenced project. Please note that this decision does not assure that the payment will be approved by the permit issuing agencies as mitigation for project impacts. It is the responsibility of the applicant to contact these agencies to determine if payment to tFte NCEEP will be approved. This acceptance is valid for six months from the date of this letter and is not transferable. )(f we have not received a copy of the issued 404 Pernrit/401 CertificatrodCAMA permit within thus time-frame, this acceptance will expire. It is the applicant's responsibility to send copies of the permits to NCEEP. If the regulatory agencies require mitigation credits greater than indicated above, and the applicant wants NCEEP to be responsible for the addifional mitigation, the applicant will need to submit a mitigation request to NCEEP for approval prior to permit issuance. The mitigation will be performed in accordance with the Memorandum of Understanding between the N. C. Department of Envirot-ment and Natural Resources and the U. S. Army Corps of Engineers dated November 4, 199$.
