NORTH CAROLINA SPECIAL WARRANTY DEED
This DEED made this the 1 day of June, 2021 by and between TRIPLE LAND
COMPANY, a North Carolina corporation,whose address is 210 Turner Place, High Point,North
Carolina 27262, (hereinafter referred to as"Grantor") and KOTIS PROPERTIES,INC., a North
Carolina corporation,whose address is P.O.Box 9296,Greensboro,NC 27429,(hereinafter referred
to as"Grantee"). The designation Grantor and Grantee as used herein shall include said parties,their
heirs, successors, and assigns, and shall include singular, plural, masculine, feminine or neuter as
required by context.
WITNESSETH:
Pursuant to NCGS 105-317.2,Grantor certifies the property _does X does not include the Grantor's primary residence.
Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby
acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in
fee simple,all of that certain lot or parcel of land lying and being in the City of High Point,County
of Guilford, State of North Carolina and more particularly described as follows:

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and
appurtenances thereto belonging to the Grantee in fee simple.

And the Grantor covenants with the Grantee,that Grantor has done nothing to impair such
title as Grantor received,and Grantor will warrant and defend the title against the lawful claims of
all persons claiming by, under or through Grantor, except for those exceptions described on
Exhibit B attached hereto and incorporated herein by reference.

Parcel 1: Being all of Lot 4 as depicted on the map or plat entitled"Final Property
of Siceloff Oil Co."prepared by Robert P. Guarino,Engineer, dated

Registry, save and except that portion of Lot 4 conveyed to Commercial
Investments of Greensboro,Inc.by deed dated December 23, 1986, and

Parcel 2: BEGINNING at a nail in the right of way line of West Peachtree Drive,
