NORTH CAROLINA GENERAL WARRANTY DEED
THIS DEED, made this 5th day of June, 2015, by and between THE SORRELL-JACKSON
LLC, a North Carolina limited liability company, 2107 Red Hill Church Rd., Dunn, N.C. 28334,
hereinafter called GRANTOR, and FOUR W'S, INC. a North Carolina corporation, P.O. Box 1254,
Dunn, N.C. 28335, hereinafter called GRANTEE.
The designation Grantor and Grantee as used herein shall include said parties, their heirs,
successors, and assigns, and shall include singular, plural, masculine or feminine as required by
context.
WITNESSETH:
That the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is
hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto the
Grantee in fee simple, all that certain lot or parcel of land situated in the City of Dunn, Averasboro
Township, Harnett County, North Carolina and more particularly described as follows:

All or a portion of the property herein conveyed does not include the primary residence ofa Grantor.
(N.C. Gen. Stat. § 105-317.2).
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and
appurtenances thereto belonging to the Grantee in fee simple.

And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee
simple, has the right to convey the same in fee simple, that title is marketable and free and clear of all
encumbrances, and that Grantor will warrant and defend the title against the lawful claims of all
persons whomsoever except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:
a. General utility easements of record.
b. Roadways and rights-of-way of record and those visible by inspection of the
premises.
c. Such facts as an environmental study on the subject property by an environmental
engineer would reveal.
d. Such facts that would be revealed by a recent as built survey on the subject tract by a
registered land surveyor.
e. Such facts that are revealed by that survey which is recorded in Map Book 2015,
Page 110, Harnett County Registry.
f. Unrecorded lease to Miller' s Lawn and Landscaping, Inc. as tenant with all future
lease payments beginning June 2015 to go to Grantee.
g. Piedmont Natural Gas Company easement which encroaches over the western
boundary of the subject tract as shown on that map recorded in Map Book 2015, Page
110, Harnett County Registry.
h. 2015 ad valorem taxes which are not yet due and payable and which will be the
responsibility of the Grantee to pay when they become due.

BEGINNING at a % inch existing iron stake which is the westernmost corner of
that 1. 25 acre triangular shaped tract designated as Lot 1 on that map recorded
in Map Book 2013, Page 262, Harnett County Registry which was conveyed to
Four W 's, Inc. in that deed recorded in Book 3153, Page 47, Harnett County
Registry; thence from said BEGINNING POINT, North 63 degrees 13 minutes 38
seconds West 188. 53 feet to a % inch set iron stake; thence North 35 degrees 27
minutes 23 seconds East 270. 71 feet to a % inch set iron stake; thence South 62
degrees 07 minutes 06 seconds East 170. 58 feet to a % inch existing iron stake;
thence South 31 degrees 43 minutes 19 seconds West 265. 30 feet to a % inch
existing iron stake, the POINT OF BEGINNING, containing 1. 10 acres (47, 803
square feet) as shown on that map dated May 31, 2015 by Ronnie E. Jordan, PLS
which is recorded in Map Book 2015, Page 172, Harnett County Registry.
The above described tract is a portion of that real property conveyed to The
Sorrell-Jackson LLC in that deed recorded in Book 2456, Page 76, Harnett
County Registry.
