WITNESSETH, that the Grantor, for good and valuable consideration paid by the Grantee, the
receipt of which is hereby acknowledged, has and by these presents does grant, bargain, sell and convey
unto the Grantee in fee simple, all those certain lots or parcels of land situated in Town of Catawba Springs,
Lincoln County, North Carolina, together with all improvements thereon, and more particularly described
as follows (the "Property"):
See Exhibit A attached hereto and incorporated herein by this reference.
The Property hereinabove described was acquired by Grantor by instruments recorded in Book 691,
Page 544; Book 2249, Page 103; and Book 2936, Page 541 in the Register of Deeds of Lincoln County,
North Carolina.
The property herein conveyed does NOT include the primary residence of Grantor.
TO HAVE AND TO HOLD the aforesaid Property and all privileges and appurtenances thereto
belonging to the Grantee in fee simple.
GRANTOR MAKES NO WARRANTY, EXPRESS OR IMPLIED, AS TO THE
PROPERTY HEREINABOVE DESCRIBED.

Being all of Lot 12, Lot 13, and Lot 14 of the Triangle Business Park as shown on a map recorded in
Book G, Page 48 in the Lincoln County Public Registry.
PARCEL TWO:
537 N. NC 16 Business Highway
BEGINNING at an existing iron pin , in the line of Loftin Realty, a corner
with Albert Robinette, and runs from said beginning point with a tine of
Albert Robinette North 03 deg . 55 min . 17 nee . west 337 . 78 feet to an
existing irons thence North 87 deg . 56 min . 29 sea . East ( passing an iron
pin on the right of way of NC Highway *16 ) 597 . 94 feet to • point in the
center of NC Highway 016 ) thence with the center of NC Highway * 16 South 04
deg . 25 min . 10 sec . East 555 . 50 feet to another point in the center of NC
Highway 4161 thence leaving the highway North 72 deg . 26 gain . Went 52 . 80
