The property has a 4-bedroom house with a proposed flow of 480 GPD (120 GPD per bedroom). The property has an existing permitted failing conventional septic tank system. Wake County Public Health denied their permit for repair application due to soil wetness and setbacks restricting availability of space. The proposed discharge location is to an unnamed tributary on property that eventually reaches Kenneth Creek. The proposed system will not expand from the existing 4-Bedroom system, keeping the design flow at 480 GPD. The closest sewer line is approximately 3,500 linear ft from the property, and there are no immediate plans to extend sewer to the property. Estimated cost to connect to existing sewer ($1501ft) is $525,000. Ground (subsurface) Adsorption • Wake County Environmental Services indicated that the property is unsuitable for ground absorption septic system due to unsuitable soil wetness conditions, and lack of available space due to setback constraints. • Based on a soil evaluation by Chris McGhee, the property is unsuitable for a ground absorption septic system due to unsuitable soil wetness conditions. While there is sufficient space for a subsurface drip field (19,593 sq ft), soil conditions are not suitable for this system. Non -Discharge (Drip & Spray) • The applicant states that there is not sufficient space for a non -discharge surface system (4,439 sq ft), and if there was space the soil conditions are not suitable. Reclaimed Water The applicant states that the existing residential plumbing system does not allow for reuse. While there may be sufficient space for a reuse system, it would be cost prohibitive for a single-family residence. Availability of Land • The applicant states that there is 1 vacant lot west of the property. They state that the price reflected is an estimate for the land, and that it does not reflect the value of the single family residences on property. o 0.35 Acre plot of land - $1,400 Local Government Review • The applicant submitted the form to the Town of Fuquay-Varina and Wake County, however no completed forms were included in the application.
