THIS WARRANTY DEED is made this 9 day of 2t/ 2024 by and
between AMY E. PATTERSON, unmarried and ANNA BETH PON, unmarried
(hereinafter referred to in the neuter singular as "GRANTOR") and THE HIGHLANDS
BIOLOGICAL FOUNDATION, Incorporated, a North Carolina non-profit corporation of P.O.
Box 580, Highlands, NC 28741 (hereinafter referred to in the neuter singular as "the
GRANTEE'J:

In compliance with North Carolina statutes governing recordable documents
and the terms of the submitter agreement with the Macon county Register of Deeds.

WITNESSETH:
THAT the said GRANTOR, for a valuable consideration paid by the Grantee, the receipt
of which is hereby acknowledged, has and by these presents does grant, bargain, sell and convey
unto the Grantee in fee simple, all that certain lot or parcel of land situated in Highlands
Township of said County and State, and more particularly described therein as follows:
Being all the same lands and premises, together with all easements, rights of way, and
appurtenances thereunto appertaining, as are described in that certain Deed recorded in
Book E-33, Pages 1661 - 1662, Macon County Registry, to which reference is
specifically made and described therein as follows:
"The same property conveyed by Neil T. Shipman, joined by his wife, Ruth E. Shipman
to Amy E. Patterson by Warranty Deed dated March 29, 1988, and recorded in the Office
of the Register of Deeds for Macon County, North Carolina on March 29, 1988, in book
T-17, Page 467;
Together with the improvements thereon, and the rights, privileges, and appurtenances
belonging thereto (herein referred to collectively as the "Property')."
Also being all the same lands and premises, together with all easements, rights of way,
and appurtenances thereunto appertaining, as are described in that certain Deed recorded
in Book W-16, Page 5, Macon County Registry and described therein as follows:
"Beginning at an iron pipe set in or near the east margin of U. S. Highway #64, runs
thence North 87° West 27 feet to a point in the center of said highway; thence with the
center of the same North 04° 32' West 151 feet; thence leaving the same North 70' 43'
East passing an iron pipe in or near the margin of said highway at 30 feet, whole distance
315 feet; thence with a divisional line South 060 05' East 272.56 feet to an iron pipe;
thence North 87' West 287.69 feet to the Beginning, containing 1.50 acres, more or less,
and being described herein according to a survey and drawing by Charlie W. McDowell
as revised on November 18,1985.
"Together with the right to use the G. R. McConnell access road in common with parties
of the first part herein and all others who may now or hereafter have the right to use the
same, for access to and from the public road, the center line of which is described as
follows: Beginning at a point in the center of U. S. Highway #64, located North 041 32'
West 151 feet from the northwestern corner of the land above described, runs thence
North 49° 46' East 250 feet, South 87° 17' East 108.5 feet, South 34° 05' East 52 feet,
South 250 22' East 80 feet and South 130 35' East 85.37 feet.

"Also together with the right to use in common with parties of the first part herein, their
heirs and assigns, and all others who may now or hereafter have a right to use the same,
for a right of way to the said McConnell access road, the following described tract:
`Beginning at an iron pipe, the northernmost corner of the land above described, runs
thence North 700 43' East 72.8 feet to a point in the center of the existing access road;
thence with the center line of the same, South 13' 35' East 20.10 feet; thence South 70'
43' West 75.5 feet to a point; thence North 060 05' West 20.54 feet to the Beginning.
"Also together with the right to draw 1/4 of the water from a spring located
approximately 250 feet in an easterly direction from the above described lands. Together
with the right to install and maintain a pipe line for said water along the most convenient
and practical route for use upon said lands.
"The above described land is a portion of the land described in the deed from Jean E.
McConnell, widow to Harold E. McConnell dated March 29, 1982 recorded in Deed
Book M-14 page 124 in the Office of the Register of Deeds for Macon County, North
Carolina."
Subject to easements for existing roadways and utility lines and facilities, to restrictions
of record, and to applicable land use laws and ordinances.

TO HAVE AND TO HOLD the above described lands and premises, together with all
appurtenances thereunto belonging, or in anywise appertaining, unto the Grantee, its heirs,
successors, administrators, and assigns forever, but subject always, to the limitations set out
above.
AND the said Grantor, covenants to and with said Grantee, its heirs, successors,
administrators, and assigns that it is lawfully uized in fee simple of said lands and premises, and
has full right and power to convey the same to the Grantee in fee simple (but subject, however, to
the limitations set out above) and that said lands and premises are free from any and all
encumbrances, except as set forth above, and that it will, and its heirs, successors, administrators,
and assigns shall forever warrant and defend the title to the same lands and premises, together
with the appurtenances thereunto appertaining, unto the Grantee, its heirs, successors,
administrators, and assigns against the lawful claims of all persons whomsoever.
