Responses to NCDEQ DEMLR comments received 05/19/2024 below in bold:
1. Wet ponds are listed as primary SCMs per DEQ Design Manual. SNAP tool printout is provided
to show that the wet pond will remove TSS and nutrients per NSW requirements.
2. Supplemental EZ form has been revised.This site proposes Runoff Treatment in which the
increase in BUA of POI 1 is captured and routed through the SCM for treatment.
3. The future roadway is only a NCDOT easement dedication.This road part of a future
development plan out to 2050, so rather than consider this area as roadway it is analyzed in its
existing condition. Any future development from NCDOT that may occur there will require a
management on from NCDOT.
4. Stormwater draining to the stream and vegetated setback is routed through the SCM.
5. No offsite area is directed to the SCM. Drainage area map has been revised.
6. Stream buffers are now labeled on the plans.
7. Max impervious area per lot has been revised to 2,050 sf. All forms, plans, and documents
have been revised to match.
8. BUA captured in SCMs and bypassing SCMs is now shown on sheet C2.01.
9. Areas on the cover are correct. Project only consists of part of the existing tract area. Bearings
and distances are show on sheet C1.0.
