WITNESSETH, that Grantor, for a valuable consideration paid by Grantee, the receipt of
which is hereby acknowledged, has and by these presents does grant, bargain, sell and convey
unto Grantee in fee simple, all those certain tracts or parcels of land described on Exhibit A
attached hereto and made a part hereof (the "Property").
TO HAVE AND TO HOLD the aforesaid Property and all privileges and appurtenances
thereto belonging to Grantee in fee simple.
Grantor covenants with Grantee that Grantor has done nothing to impair such title in and
to the Property as Grantor received , and Grantor will specially warrant and defend the title to the
Property against the lawful claims of all persons claiming by, under or through Grantor, except
with respect to the exceptions reflected on Exhibit B attached hereto.
The Property does not include the primary residence of Grantor.
This instrument prepared by: Robert B. Womble, a licensed North Carolina attorney.
Delinquent taxes, if any, to be paid by the closing attorney to the county tax collector
upon disbursement of closing proceeds.
