The site is a 23.57 acre parcel that was previously a natural wooded area with slopes ranging from 2-15%. Southern Pines Apartment Managers, LLC recently purchased the property with the intent of developing 10 new apartment buildings with amenities. The site is located in the Cape Fear River Basin and drains to Little River with stream index number 8-23-(1) and classification WS-III;HQW, thus requiring a State Stormwater Permit. About 17.91 of the 23.57 acres will be disturbed during construction. We're using bioretention ponds to treat the first inch while also sizing them to meet the Town's 10-year pre/post stormwater requirement. Stormwater runoff generated from impervious surfaces and other portions of the site will be directed to catch basins and inlets strategically placed at low points throughout the site. Runoff will then be conveyed to the bioretention ponds via the storm pipe network. The volume of runoff for the first inch was derived using the Simple Method equation for each pond.The volumes were calculated to be 13,149 cubic feet for pond#1 and 15,101 cubic feet for pond #2 (see calculations below). The runoff from the first inch will infiltrate at approximately one inch/hour through the engineered media to the perforated underdrains located 3 feet below the planted surface. From there the treated water will be directed to the outlet structure and discharged through the outlet pipe. Using stage storage calculations, 6-inch orifices have been set on the riser structures just above the treatment volume elevation to allow for increased discharge which satisfies the 10-year pre/post requirement (see the attached stage storage charts). Orifice Calculations Pond #1 orifice is set at 378', pond volume at 378' is 13,410 cubic feet, required treatment volume for pond #1 is 13,149 cubic feet Pond #2 orifice is set at 378', pond volume at 378' is 15,178 cubic feet, required treatment volume for pond #2 is 15,101 cubic feet Page 2 of 3 Stormwater Analysis Narrative Magnolia Hill Apartments,Carthage NC Simple Method Calculations The Below excerpt is from chapter 3 of the NCDENR Stormwater BMP Manual 3.3.1. Simple Method The Simple Method uses a minimal amount of information such as watershed drainage area, impervious area, and design storm depth to estimate the volume of runoff. The Simple Method was developed by measuring the runoff from many watersheds with known impervious areas and curve-fitting a relationship between the percent imperviousness and the fraction of rainfall converted to runoff (the runoff coefficient). This relationship is presented below: RV = 0.05 +0.9 * IA Where: RV = Runoff coefficient [storm runoff (in)/storm rainfall (in)], unitless IA = Impervious fraction [impervious portion of drainage area (ac)/ drainage area (ac)], unitless. The map unit descriptions, along with the maps, can be used to determine the composition and properties of a unit. A map unit delineation on a soil map represents an area dominated by one or more major kinds of soil or miscellaneous areas. A map unit is identified and named according to the taxonomic classification of the dominant soils. Within a taxonomic class there are precisely defined limits for the properties of the soils. On the landscape, however, the soils are natural phenomena, and they have the characteristic variability of all natural phenomena. Thus, the range of some observed properties may extend beyond the limits defined for a taxonomic class. Areas of soils of a single taxonomic class rarely, if ever, can be mapped without including areas of other taxonomic classes. Work was conducted to satisfy the requirements of the North Carolina Department of Environmental Quality Stormwater Design Manual. Samples were collected with a hand auger. SEASONAL HIGH WATER TABLE IDENTIFICATION Seasonal High Water Table depth is determined by field evaluation for soil wetness conditions which are indicated by the presence of redoximorphic(redox)features with a chroma of 2 or less(in Munsell color notation)in mottles or the horizon matrix. Colors of chroma 2 or less due to relic minerals from parent material(underlying rock), anaerobic activity created by placement of fill material, or soil textural class transitions(perched water) are not considered as indicators for seasonal high water. Upon determination of SHWT depth,an additional 6"will be deducted from the observed depth to account for capillary fringe water movement above the SHWT. The SHWT for this project was not observed within 15' of the ground surface at any location. A summary of observations within the proposed Stormwater BMP Devices are shown in the table below.
