I have finished my initial review of the subject project and there are just a few things that I need, which I have listed below. Due to the minor nature and expected quick turnaround of these items,to expedite the process, I believe this email will be sufficient, rather than sending out a formal request for additional information letter. While I don't think it will take long, please ensure the following items are provided by May 23, 2019: I.. Please update section IIl.1.b. on page two of the application to include all contact information fo;the applicant, including phone number and email.Additionally, based on our previous exch6nge,there may be an additional point of contact for this project. If desired,the information for the additional contact rflay be included in section 111.3. of the application. 2. Item IV.4. on page three of the application lists the Total Property Area as 79.19 acres. Item 1V.7. lists the Total Project Area as 82.45 acres.The narrative, however, indicates that the Total Property Area is 82.45 acres. After subtracting the Total Coastal Wetlands from the property arca indicated in the narrative,the Total Project Are, would be 79.19 acres. Please ensure the correct areas are represented in sections 111.4. and 111.7. on page three of the application. 3. The 82.45 acre property is located near the intersection of Peletier Loop Road (SR 1109) and West Firetower Road (SR 1105)with road frontage on West Firetower Road. The site is approximately half wooded with the other half being cultivated agriculture land where the existing topography is relatively flat(less than 1% slopes). The wooded portion of the property has drastic topographic relief(approximately 10% slopes) down towards 404 and coastal wetlands that adjoin two natural streams. For stormwater permitting purposes, 3.26 acres of the property have been delineated as coastal wetlands. The wooded portion of the property adjoins "Mullet Gut" and"Starkey Creek",which are classified as SA; HQW and are part of the White Oak River Basin. Management of stormwater runoff will be provided under the Coastal Counties 15A NCAC 02H .1019 rules, Low Density option for"SA Water that is SA-HQW". The low density project will not exceed the allowable 12% impervious area allowance, and the subdivision streets are strip pavement with roadside ditches. Dispersed flow is maximized as much as practical by having many of the streets in the areas with drastic topographic relief being constructed without roadside ditches (minimized channelization). Having the streets along the ridges without roadside ditches will allow these areas to drain by sheet flow conditions while also eliminating the need for any wetlands impacts for road crossings. The remaining portions of the project use vegetated conveyances via roadside and rear lot ditches to convey stormwater runoff. Velocity control yard inlets are also proposed in 3 locations(pipes D, E, and F)to allow the potential energy for erosion to dissipate inside a reinforced concrete box before discharging flows through an outlet pipe installed at zero grade. The required 50' vegetated setbacks from the streams are contained primarily within the adjoining wetland areas. The low density project will not exceed the allowable 12%impervious area allowance,and the subdivision streets are strip pavement with roadside ditches. Dispersed flow is maximized as much as practical by having many of the streets in the areas with drastic topographic relief being constructed without roadside ditches(rtinitnisted channeliaation). Having the streets along the ridges without roadside ditches will allow these areas to drain by sheet flow conditions while also eliminating the need for any wetlands impacts for road crossings The remaining portions of the project use vegetated conveyances via roadside and rear lot ditches to convey sternawater runoff. The required 50'vegetated setbacks from the streams are contained primarily within the adjoining wetland areas.
