Hoke Landing Shopping Center is located on US Highway 401 , East of Raeford, NC, at the
intersection of US Highway 401 and State Road 1408. In 2020, the Hoke Landing Shopping Center
was expanded to include additional parking and commercial building space. A wet pond stormwater
control measure (SCM) was designed, permitted, and constructed to accommodate the proposed
expansion as well as the future built-upon area from several undeveloped lots remaining within Hoke
Landing. The expansion project received Stormwater Permit No. SW6190901. The permit is dated
March 9, 2020 and has not been modified since issuance. It is now being submitted for a minor
Modification to the permit, as described below.
The proposal is to construct a McDonald's restaurant building and associated parking per the
attached Grading Plan. The proposed McDonald's drainage will drain to the existing Stormwater
System that flows to the existing Stormwater Pond. The McDonald's building is proposed to be
constructed on Lot "3A" as identified on the Hoke Landing, Phase 2 Grading Plan. Per the approved
grading plan and Stormwater Permit SW6190901, Lot "3A" is allocated to develop and discharge up
to 51,960 square-feet (SF) of built-upon area (BUA) to the wet pond SCM constructed in 2020. This
project proposes to construct 37,666 SF of BUA, and will allocate 14,294 SF of BUA for future-use.
The total project will result in zero increase in the total permitted BUA on Lot "3A" as
established by Stormwater Permit SW6190601. See the proposed application, plans and other
