Aurora Acres Project Narrative
A residential site-development is proposed within the County of Alamance off of Stockard Rd.
The proposed site layout is shown on the construction drawings prepared by Stoltzfus Engineering, Inc.
(SEI).The proposed major subdivision contains 19.15 acres of total area.The project is a 23-lot
residential subdivision.The project is owned and developed by Sasser Properties, LLC.
The site will contain no more BUA than 24%of the project area and the lot density will be less
than 2 units per acre.As such,the site qualifies for low density standards of development as detailed in
the North Carolina Administrative Code.The site contains 19.14 Ac.of onsite drainage. Runoff from the
site will ultimately drain to Haw River primarily through a series of roadside ditches and Cane Creek.
Storm water pipes have been added where necessary to facilitate drainage per NCDOT requirements.
The project site is not located in a designated water supply watershed.
