The designation Grantor and Grantee as used herein shall include said parties, their heirs, successors, and
assigns, and shall include singular,plural,masculine,feminine or neuter as required by context.
WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is
hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in fee
simple, all that certain lot or parcel of land situated in Hoke County, North Carolina and more particularly
described as follows:
BEING all of TRACT A (18.910 ACRES) as shown on plat entitled DIVISION OF LAND for
WILLIAMS, JOHN A. JR. WILLIAMS, CHARLES C. ETAL C/O CHARLES C MORRIS" duly
recorded in Plat Book 4192,Page 02,Hoke County,North Carolina Registry.
This conveyance is subject to a reservation by Grantor, for the benefit of Grantor and their successors
and assigns, and the premises of which the above-described premises were a part, a perpetual easement
(the"Easement") over, across and upon the above-described premises for access,ingress and egress,to
and from the adjacent property owned by Grantor for the purposes of accessing Royal Birkdale Drive.
Grantor and Grantee anticipate that Grantor's needs and requirements relating to the use of the
Easement will change in the future upon the construction of an access road from the above-described
premises to Royal Burkdale Drive and its acceptance as a public road by the State of North Carolina
and all other necessary governmental authorities. Therefore,the Easement shall continue in effect until
such time as the new access road is constructed and the Easement is no longer necessary to gain access
to Royal Burkdale Drive, at which time the Easement shall automatically terminate and be of no
further force or effect. Upon acceptance of the new access road by the State of North Carolina and all
other necessary governmental authorities as a public road, Grantor shall, upon request of Grantee,
quitclaim to Grantee all its right,title and interest in and to the Easement.
All or a portion of the Property herein conveyed does not include the primary residence of a Grantor.
TO HAVE AND TO HOLD the aforesaid Property and all privileges and appurtenances thereto belonging to
the Grantee in fee simple.
And the Grantor covenants with the Grantee,that the Grantor has done nothing to impair such title as Grantor
received, and Grantor will warrant and defend the title against the lawful claims of persons claiming by,under
or through Grantor,except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions: all valid and enforceable
easements,restrictions and rights-of-way of record; and the lien of ad valorem taxes for 2023.
