The designation Grantor and Grantee as used herein shall include said parties, their heirs, successors, and assigns, and shall include
singular,plural,masculine,feminine or neuter as required by context.
WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby
acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that certain lot or
parcel of land situated in Clines Township,Catawba County,North Carolina,and more particularly described as follows:
All that certain tract, piece, parcel or lot of land located in Clines Township, Catawba County, North Carolina
containing 24.687±acres and being more particularly shown on the plat of survey entitled"Property to be Acquired
from James Allen Hedrick and wife, Jerry Ann Hedrick," dated April 24,2013,marked MAP: 104385-391643 and
recorded in Plat Book 72 at Page 140 on June 18,2013 in the Office of the Register of Deeds for Catawba County.
All or a portion of the property herein conveyed ❑ includes or ® does not include the primary residence of
Grantor.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the Grantee
in fee simple.
And Grantor covenants with Grantee, that Grantor is seized of the premises in fee simple, has the right to convey the same in fee
simple, that title is marketable and free and clear of all encumbrances, and that Grantor will warrant and defend the title against the
lawful claims of all persons whomsoever except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:
1. Public streets and roads,visual easements,restrictions and rights of way as may be apparent from a visual inspection
of the Property.
2. All matters of survey and recorded plats (including matters that would be revealed by a current, accurate physical
survey or inspection of the Property).
3. All such easements,conditions,reservations,restrictions,rights of way and all other matters of record.
