North Carolina, (herein called "GRANTOR"), and Sentry Properties,LLC, a North
Carolina limited liability company, 1301 South 13th Street,Wilmington North
Carolina 28401 (herein called"GRANTEE").
WITNESSETH:
The GRANTOR,for and in consideration of the sum of One Dollar($1.00) and other
valuable considerations to it in hand paid by the GRANTEE, the receipt whereof is
hereby acknowledged,has bargained and sold, and by these presents does hereby bargain,
sell, and convey unto GRANTEE, its successors and assigns forever, all that certain real
property located in New Hanover County,North Carolina,and more particularly
described in Exhibit A attached hereto and incorporated herein by reference.

And the GRANTOR,for itself, its successors and assigns,does covenant to and with the
said GRANTEE,its successors and assigns, that it is seized in fee of the above granted
and described property;that it has good right to sell and convey the same in fee simple;
that the same is free and clear from any and all restrictions, easements, or encumbrances
except those set forth above; and that it will and its successors and assigns shall warrant
and defend the title to the same against the lawful claims and demands of any and all
persons whomsoever.

PROPERTY DESCRIPTION
BEING all Parcel 2,containing approximately 5.49 acres, and more particularly shown
on a plat of Blue Clay Business Park recorded September 29,2023, prepared by McKim
&Creed and recorded in Map Book 73 at Pages 368-372 in the New Hanover County
Register of Deeds.
Together with an allowed 180,000 square feet of impervious surface built upon area, as
allocated to Pond 2 as reflected on New Hanover County Stormwater Permit#22-0031
and North Carolina Stonnwater Permit# 8220519, as may be amended from time to time
and which may include any other ponds referenced herein.
