BOX 9251 ,ASHEVILLE, NC 28815 1 828-900-8700 I WWW.LANDRM.COM March 29,2024 NCDEQ Energy Mineral and Land Resource Regarding: Wilderness Reserve PH 2 Project Narrative The proposed project is the second phase of an existing residential subdivision in Watauga County that is located within two separate stormwater regulated watersheds. To the East, no local stormwater program exists. To the West, ORW regulations apply. To satisfy ORW requirements, the entire project has been designed as if it were completely within the ORW watershed which requires impervious area be less than 12% of the project impervious area and all stormwater conveyances are designed with the 25-year storm event. The stormwater system is designed as a low-density system with very low disturbance and impervious area per lot. Due to the nature of the terrain, all lots will have a house and parking area next to the access roads with little disturbance of natural vegetation within the lot as shown on the plans. In most cases, a minimum of 300 feet is maintained between the proposed impervious area and the property boundary. Additionally, there are no streams or wetlands being disturbed on the project. A full Low Density Permit is included with this submission.
